Rehab loans, short for rehabilitation loans, are meant to finance the repair and upgrade of homes in bad condition. They are commonly used by real estate investors who buy homes in poor shape, usually because the owners were in foreclosure or financial distress at the time of the sale. These investors, often working with limited means, turn to rehab lenders to get the funds they need for the project without having to dip into their own capital. These loans are called hard money rehab loans.
